New construction has rejuvenated great interest in Northeast Florida’s coastal area, where the lifestyles of the collective community are as mixed as the highly anticipated residential, commercial and professional offerings currently underway. Here, The PARC Group is building upon a legacy of conscientious development with its award-winning Town of Nocatee.

Years in the making, Nocatee is the next exciting chapter in the rich, storied history of Ponte Vedra. Ideally located on the border of Duval and St. Johns counties, the master-planned community easily sets the benchmark for the “live-work-play” land development model. One undeniably impressive aspect of the project is its emerging lifestyle components, two of which are Nocatee Town Center and Water Park.

Construction is continuing on Nocatee’s Town Center, garnering plenty of commercial and professional interest. It is planned as Nocatee’s central core with a variety of mixed uses, with a focus on maintaining the small-town atmosphere.

Town Center’s pedestrian-friendly environment allows residents and visitors to easily access its retail and service conveniences, with plenty of storefront parking. Specialty boutiques will compliment nationally known stores; popular restaurants will offer diverse dining alternatives; a central event lawn will provide a setting where children can play and guests can enjoy concerts and cultural arts. Quality “in town” residences will provide affordable luxury just steps away.

In addition to The PARC Group, Jacksonville-based retail developer Regency Centers Corporation and Flagler Development Group are making the vision of Town Center a reality. The first phase of the retail component consists of 21 acres, which is being constructed by Regency Centers Corporation. Flagler Development Group has purchased 54 acres within Town Center for the development of a modern Class-A office park.

“Town Center will be more than stores and restaurants,” said Richard Ray, partner in The PARC Group, Inc. “It’s about bringing together Nocatee residents and visitors for shared lifestyle experiences. Town Center will be so much more than a local marketplace. It will be a prime business and lifestyle destination.”

At full build-out, Town Center will present a diverse selection of businesses offering countless local conveniences, such as: clothing, banking, fuel, financial services, home improvement, dry-cleaning, travel, floral and much more. It also will include a primary care medical facility, a variety of neighborhoods, and corporate office parks.

With high-end grocer Publix Supermarket as its anchor, construction on the first phase of the Town Center shopping district is well underway, with an estimated completion date of November/December 2009.

Upon completion, a total of one million square feet of retail space and four million square feet of corporate space are planned for Town Center. Visitors also will have use of three main entrances located on Nocatee and Crosswater Parkways, and Preservation Trail. The community’s easy-access electric cart paths will connect all of its neighborhood villages with Town Center.

“We continue to receive an overwhelmingly positive response to Nocatee. Home shopper interest remains at a very high level,” said Portland Swan, marketing director for The PARC Group. “Our calendar of events draws fantastic crowds, which is a great indication that our comprehensive amenities package also will draw residents and visitors together for fun and fellowship. Nocatee will offer a variety of recreational venues in which to spend quality time.”

Scheduled to open in the spring of 2010, the Water Park is Nocatee’s signature amenity, as well as a component of Nocatee’s $30 million, 75-acre Community Park. It is located adjacent to the Nocatee Community Center.

As the hottest local water spot beyond the shore, Nocatee residents will stay cool at the Nocatee Water Park. A "lazy river" tube ride will meander through the park while the children's splash pool, family lagoon and children's sprayground are fantastic venues for more energetic pool activities. The Water Park’s 53-foot water slide tower is sure to bring lots of thrills as the highest in Northeast Florida.

“Our goal is to offer world-class amenities to residents,” said Ray. “We also strive to make Nocatee a prime example of sustainable development that will responsibly accommodate future growth.”

According to Ray, the Nocatee plan is a balanced approach to development that will provide a wide variety of residential lifestyles, employment opportunities, shopping, schools, civic uses, recreation and environmental stewardship opportunities.
